SeaBatical is a family friendly, completely renovated 4 bedroom/ 4 bath home that sleeps up to 10, with private heated pool (heating fee applies). With 4,522 sf (2,138 interior sf), SeaBatical has stunning views of the Grayton State Park dunes, Alligator Lake, the beach and the Gulf, and is located in the highly sought-after Gulf Trace neighborhood. Updated/refreshed every year, feel the care and love this amazing home want for nothing!!

SeaBatical borders the Grayton Beach State Park, named America’s #1 Beach in 2020 by Dr. Stephen Leatherman, aka Dr. Beach! “This beach boasts of its sugar-white sand and emerald green water where development has been restrained so big sand dunes still dominate the landscape. At the same time, all the amenities of great restaurants and accommodations are close by in the old town of Grayton Beach or Seaside," wrote Leatherman. Originally named the country’s top beach in 1994, Grayton Beach State Park has been listed FOUR times since 1991, finishing 6th in 2016 and 3rd in 2019.
Ground level: #1 bedroom is a Bunk room that has 2 sets of bunks, both twin-over-double (sleeping 4) and full bathroom with tub/shower. Please note the bunk room is only accessed via the exterior door with no interior access to the upper floor.
Level One: Foyer leads to large living area with vaulted ceiling opening to the screened porch; just beyond is the outside deck extending the width of the home with seating to enjoy the panoramic views of the beach, Gulf, beach, Alligator Lake and the Grayton Beach State Park dunes. Please note - fireplace in living room is decorative only.
#2 bedroom has a king bed, private outside deck
Also on this floor is a full bath with tub/shower, fully-equipped kitchen with stainless steel appliances, (electric range, microwave, side-by-side fridge with ice maker, dishwasher); dining for 8 at the table, with stools for 4 along the granite counter. Laundry Room off kitchen with stand-alone ice maker, utility sink, full sized washer / dryer and entrance door leading to the deck outside.
Level Two: #3 bedroom has 2 twin beds, full bathroom with tub/shower and private outside deck. #4 bedroom is the Ensuite Master bedroom with king bed, full bath with double vanity and walk-in shower, and an outside deck with panoramic views of Alligator Lake, Grayton State Park dunes, beach and Gulf.
Guests can enjoy strolling along sugar sand beaches on a 20-minute walk east to downtown Grayton and area icons Red Bar and The Zoo Gallery. Founded in the mid-1880’s, historic Grayton Beach is South Walton’s original beach community and has stayed true to its funky, eclectic vibe. Seaside is 2.5 miles East where you can enjoy delectable delights along Airstream Row, sunset cocktails overlooking the beach at Bud & Alley’s, a free outdoor concert or movie at the Seaside Amphitheater and shopping to your heart’s content!
Please NOTE - if you wish to add pool heating to your stay, the additional fee is $60 per night + tax and must be arranged directly with Grayt 30A Vacations no later than 7-nights/1 week prior to arrival. It is not recommended to heat the pool in colder weather, as heaters will not be able to heat to the desired setting as ambient temperatures fall below 50 degrees.

What a beautiful place! We traveled from KY, this is our 3rd year in this community, and our favorite house so far! Everything a family needs and more. What a wonderful spot! It was just perfect! Weather was beautiful. Swam in the pool daily, went to the beach daily as well. We had 3 families and the home was the perfect size. The teenagers loved having their own space. The kitchen was extremely well stocked. We ate out at Grayton Seafood, Mimmo's and Mezcal as well as BBQ'd on the grill. Also spent a morning fishing in the Bay. Your home is so comfortable and cozy and well decorated. Truly enjoyed our stay!! Thank you for sharing your home with us!

The was our 1st time to the 30A area and we absolutely loved it! Your location is perfect-quiet without too many homes right by you but still easy access to shops and things to do. We loved the character and coziness of your home too. We enjoyed relaxing at the house, playing cards, reading, going to the beach (not crowded at all!), getting ice cream and donuts at Blue Mountain Creamery, making meals together, and of course pool time! Our kids especially enjoyed seeing stingray and lots of fish at the beach. We saw ghost crabs after family pictures too. Thanks for helping up make some wonderful memories! We had a great week!

This is our second year at SeaBatical. The house is perfect for our families. We appreciate all of the kitchen supplies. The little table in the living area was perfect for chess. The short walk to the beach is perfect for everyone to come down on their own schedules. We rode bikes to Seaside, Santa Rosa, and even Alys Beach. We enjoyed our vacation at the SeaBatical home! We loved the gorgeous beach, private neighborhood, breathtaking views from the multiple balconies, and most of all the memories that we made! We had a great time playing games at the large dining room table, searching for crabs at night on the beach, watching the sunrise from the upstairs balcony, seeing the marine life (dolphins, sharks, sea turtle), and riding bikes to the local ice cream shop and multiple restaurants. What's not to love about Grayton Beach?

Our stay at SeaBatical this past spring break was fantastic. The house was a fabulous mixture of comfort and pitch perfect beach decor. The kitchen was the BEST stocked we have ever encountered. As for views and location, SeaBatical cannot be beat - short, easy walk to beach (no stairs!!) and a small slice of quiet along the ever busier 30A. Cannot recommend this house highly enough!!!

This was our first stay at SeaBatical. We have stayed on 30A since 2007. We moved to Grayton to escape the busier area close to Santa Rosa area. This felt like the "old" 30A. The beaches were not crowded. Not very much traffic in front of the neighborhood. We felt safe letting our kids walk back and forth from the beach to the pool. There were TONS of crabs on the beach every night, the kids loved catching them. The table was the perfect size for card night. We enjoyed the screened in porch and the beautiful view from the decks. We definitely hope to stay here again. Thanks for sharing your home!

This was our first time staying at the SeaBatical Home, and we loved it! From the beautiful morning view to our late evening sunset gazing, we have had a wonderful time here. Most of us have been to Grayton Beach before, but for some of us this is a first! We swam in the pool, found large seashells and sand dollars, created sand castles, and ate LOTS of amazing food! We love the SeaBatical home! Some of our favorite features were the location, the screened in porch, the outdoor grill, the amazing views from the balcony, and the pool. The beach is a super short walk from the front door. We used the grill nightly and took several dips in the pool. We also liked the bath and body works soaps (stress relief) as we use these at home. Having Netflix, Prime, and the various apps allowed us to have family movie nights. We had some minor inconveniences (ants and faucet issue in upstairs bathroom) but those issues were resolved quickly! Unfortunately due to pending Hurricane Ida, we are leaving 2 days early so we don't get caught on the drive back to Houston! Great house! Hate to leave!

We already knew about Gulf Trace as we rented a house there previously. The neighborhood is great. SeaBatical was ideal for us. We had, for part of the time, eight people staying there (all family) and everyone was very comfortable. The house has just about every convenience one could ask for, plus some. We had virtually no issues during our stay. The refrigerator made some odd noises at times, but it was not enough of a bother to contact anyone for assistance. We would not hesitate to stay in SeaBatical again if we return to the area.
